I'm quitting the business.

 

Thanks to all who have helped me throughout this journey. 

 

 

But due to the economy,

 

 

 

 

I'm throwing in the towel......

 

With companies closing everywhere we are seeing who is going to last, are you going to? Maybe, depends on if you have what it takes.

 

 

With all that said, I urge you to read every word of this letter as if your entire future depended on it. It is that important. And I am guaranteeing its importance. 

 

Why are you are reading this letter?

Probably for one or several of these reasons:

  1. You live in this area and like the latest word on the street your office is closing

 

  1. You're frustrated with the money you're taking home and or the long, hard hours you put in day after day.
     
  2. You're unhappy with the amount of progress you're making.
     
  3. You've been searching for answers, trying a lot of ideas gleaned from tapes or seminars or other agents, but nothing seems to make things any easier.
           
  4. You HATE  prospecting, think it's demeaning, inefficient and primitive.
     
  5. You can't seem to make the money you spend on advertising pay off, and feel caught between a rock and hard place: you know you need to advertise but you can't afford to keep pouring good money after bad.
     
  6. You're weary of feeling like a beggar or a peon or a kid on his first job interview every time you make a listing presentation, sort of plaintively asking "choose me, choose me". You know that mouthing the same vague, fuzzy stuff everybody else says - like "I'll work hard for you" - does NOT impress prospects. You sense this entire process needs radical change but you don't know what to do that really works.

  8. In boom times, with low interest rates, you wonder why you're not doing A LOT better. In the current, challenging market, you wonder why some agents in your marketplace are still doing okay – how have they effectively “insulated” themselves from the near epidemic industry fall-out.
     
  9. You've heard about "direct-response marketing" but don't really understand how it's different or better, or don't know how to apply it in your particular circumstances.
     
  10. You see a lot of emphasis being placed on "technology" but don't see it actually boosting agents' incomes, wonder how much you should pay attention to it, don't want to waste money.

I quit trying to do things the same way as I have in the past, instead how about a true change forward from the old "percentage based brokerage model" - featuring you giving your hard earned money to a broker and hoping they spend it in a way that actually benefits you. How about prospecting, networking, and massive amounts of time and manual labor, suffering disrespect and frustration, to a whole new "business model" - featuring a system that allows you to keep all the customers that call your listings, provide advertising as well as put YOUR name out in the public, Plus attracts, pre-qualifies and delivers exactly the prospects you want, predictably and affordably on a regular basis. 

 

You see, at a young age, I traveled to every seminar, I studied the different trainers, I went to all the boot camps and looked at all the brokerages.

 "Pay no attention to the man behind the curtain" Forget that, I'm tearing that sucker down! Pealing her back, taking off the gloves...

 

 

The fact is, this business is simple to make more money in, just get all of it not 95% not 75% but ALL! 

 

100% commission, TRUE economic relief who has time to see what the gov will do with our 700 billion, I aint having any party, are you? 

 

 

Fact is, many are slow, way slow. So I've decided to help! You see I have began to love this industry as well as the people in it. You have only one you work in or feel comfortable in. How about leads? well, how bout as many as you can possibly deal with, and then more and more and more...

 

 

How about desk fees. Simple, there are none put that money in YOUR pocket!

 

Whose name is on the signs? –YOURS!

 

Who gets the calls when they come in on my listings---YOU!

 

Whose name does the listing go under ----YOURS!

 

What about franchises? Isn't it important to be a part of something that has name recognition? The fact is it used to be.......BEFORE THE INTERNET! We used to need a nation wide network to get the word out....now with the internet none of that is necessary! The word is out to the world instantly. Why pay these fat cat juggernauts for nothing in return? And when I say nothing, I mean it!

 

When I was with a franchise and  I tested and tracked my advertising to the nearest cent I found that the bigger the logo was on my ads, the less response I got, the smaller it was the larger the response. I was brainwashed into thinking without them, I couldn’t compete! HA I TRIPLED MY VOLUME THE 1ST YEAR I LEFT AND KEPT ALL THE MONEY!Go figure, 20k a year plus fax charges, paper charges, long distance charges, franchise fees,  and less response from the marketing, never a single up neither, nothing. Try to go from one office to the other to do some business, then you really figure out the concept.....everyone for themselves no help, no advice, just like chevy vs ford. You or your team vs theirs with the franchise owners' that you pays' name at the top.

 

What about new conglomarate franchise website advertising? Well have you ever done the math? 100,000 agents and 1 million hits, looks like ten per year to me, I don't know about you but I cant survive on ten potential looky loo clients per year, that’s without taking into account most of those are in the larger market places not divided equally!

 

What about other franchises, independent companies, etc? Well, go do the research, then come see what I am talking about!

 

Where will my office be? well, how about, sunrise beach, lake ozark, or even possibly Camdenton.

 

What's in it for you mike? Well, I get to make new friends, learn new tricks, direct good traffic as far as real estate goes and .....create myself into a handsome tenants for some of my properties.

 

 

Lets face it real estate is tough so rather than try to out think, out talk, and out market the other competitors out there how about something simple.....

Here's a SHOCKING FACT about me:

Every single day my phone rings with an average of 17 leads.....

.....GOOD, "self-qualified" prospects who are calling me to buy or sell real estate. In fact, I haven't made a cold call in seven years. You see, cold-calling and door-knocking or sitting at open houses or "networking" simply don't figure into the way I do business anymore. I say that's a "SHOCKING FACT" for two reasons:

First, it ought to be a SHOCK to you to realize that you can make $100,000.00, $300,000.00, heck, $1-Million if you want that much in real estate without wasting time with looky-loo's, gathering cobwebs at open houses, trying the latest goofy gimmick to get to FSBO's, "networking" all over town, or even selling hard. It ought to be a giant SHOCK that you can put simple, proven strategies in place that guarantee you a steady stream of pre-qualified prospects chasing you, AND viewing you with the respect typically afforded their doctor, lawyer or bank president. I also say "FACT" because this is not some pie-in-the-sky promise put out by some hypester who doesn't do what he teaches.

 

 

I do this everyday. I even do much more than you think or can even see on our microcosm mls.
